We will conduct a preliminary site visit of the property to measure and identify any potential construction challenges. (If you have existing surveys, that often helps)

  1. Together, we will discuss your preferences for the site, including layout and basic design

  2. Depending on the site, ADU Gold will have preliminary conversations with city planning about ADU requirements for the property.

  3. ADU Gold will create a conceptual layout for the “best” ADU options consisting of the largest ADU(s) you can build, the ADU(s) with the best return, and what we believe is best given your situation as described to us.

  4. Then, working together we will review and refine the design with you until you are satisfied with the positioning and design of the units

  5. We will source contract(s) for completion of all remaining documentation needed for permits (Title 24, Structural Engineering, Architect). Usually $14-16,000, plus city costs to move onto the next phase)

  6. We will provide a “20% estimate” which will estimate total construction cost to within 20% based on proposed project

  7. Finally, we will forecast prospective ROI based on estimated rents & cost estimates. If you provide us with information specific to your property, we can create a financial analysis for the entire property.
